Welcome to the Baltic Wharf website – where you can find out more about our plans for new harbourside homes in the heart of Bristol.

The local area is thriving, and we believe that Baltic Wharf can make a positive contribution here and encourage more people to enjoy the benefits of this inspiring waterside location.  

Baltic Wharf is being brought forward by a partnership of Bristol-based housing company Goram Homes (Bristol City Council’s housing company) and award-winning housebuilder Hill

We have submitted a planning application to Bristol City Council for 166 sustainable new homes at our site on Bristol Harbour, including 66 affordable units (40%), alongside commercial and cultural spaces that will champion Bristol’s creative and independent spirit. The affordable housing includes 51 social rented and 15 shared ownership homes.

There is a growing need for affordable homes to help tackle the housing crisis. Bristol City Council is committed to making the most of the land available in the city to build much-needed new homes and infrastructure where residents have easy access to jobs and services.

We are committed to creating a scheme that brings value to existing local residents and businesses. During the last year, we've been talking to the local community to help shape our plans for new homes at Baltic Wharf, and we would like to thank everyone who has joined us in this process. 

Public Engagement Update

Prior to the submission of the planning application, we undertook extensive engagement with the public, the local community, campaign groups and stakeholders. This engagement is detailed in the Statement of Community Involvement submitted with the planning application.

Following submission the Council ran its own consultation on the application where everyone had the opportunity to submit further comments on the scheme.

The presentation references information which has now been submitted to the Council and can be viewed on their planning portal and anyone is able to comment on this information and a summary of this information is included on our Consultation Response page.

The next stage of the planning application will be for the Council to consider the additional consultation responses and for the application to progress to Committee for determination.

The Caravan Club, which is currently on the site, are hoping to move to the old Police Horse and Dog Training Centre, nearer the Suspension Bridge on Clanage Road. Their planning application reference 20/01930/F was unanimously approved by Bristol City Council Councillors and is currently awaiting approval by the Secretary of State for Communities and Local Government.

The wider community was invited to comment on the initial plans for Baltic Wharf.

Virtual community presentation

Thursday 8th October 2020 at 7pm

The project team made a virtual presentation on the plans in October 2020. This gave the community a chance to find out more about the plans, ask the project team questions and make suggestions.

Feedback review

January 2021 to March 2021

We have refined our plans on the basis of your feedback, ensuring that the plans meet the aspirations of the local community as far as possible.

Planning application submitted

April 2021

The planning application for the Baltic Wharf proposals has now been submitted to Bristol City Council, planning reference 21/01331/F.
